The review of recent project estimates points to higher material prices and the increasingly elaborate features homeowners request as the main forces pushing the figure upward heading into the spring building season.
Several distinct cost components combine to produce that total. Countertop surfaces such as natural stone or poured concrete, weather-rated cabinetry and masonry, and built-in appliances typically account for the largest share of the budget. Gas line installation for grills and burners, along with the permits that work requires, adds a further layer of cost, as does the electrical wiring needed for lighting, outlets, and refrigeration. Site preparation — including a level foundation, drainage to carry water away from the structure, and the surrounding hardscape — rounds out the budget and can vary widely depending on the condition of the existing yard.

The company noted that the gap between those figures is the primary reason homeowners struggle to budget for the work, since a single quoted total reveals little about what is actually included.
